  • What type of homes are available?

    We offer spacious 2 and 3-bedroom homes.

  • Do I own my unit?

    You lease the unit under a secure and regulated retirement village agreement.

  • Is there a waiting list?

    Sometimes, yes. We recommend contacting us early if you’re interested.

  • Are pets allowed?

    Pets are welcome upon approval, we know they’re part of the family.

  • Can I bring my own furniture?

    Absolutely. All units are unfurnished so you can make them your own.

  • Will I feel safe living here?

    The grounds are well-lit, staff are onsite and available if needed and neighbours naturally look out for one another.

  • Can I garden?

    Yes! Many residents tend to their own gardens. We encourage it.

  • Do I have to join village activities?

    No, everything is optional. Join in as much or as little as you like.

  • What’s the average age of residents?

    Most residents are in their mid 70s and 80s. Many move here for connection, peace and simplicity.

  • Can I have visitors or family stay?

    Yes. Family and guests are welcome, including grandchildren!

Costs, Contracts and Financial Questions

  • How much does it cost to live here?

    Prices vary based on the unit. Please check our Homes & Pricing page for current listings.

  • Is there a service fee?

    Yes — there’s a monthly fee that covers maintenance, gardening, village staff, and community facilities.

  • What is the Deferred Management Fee (DMF)?

    The DMF is a common retirement village model that helps keep upfront costs lower.

  • Can I use funds from selling my home?

    Yes — many residents fund their retirement unit this way.

  • Do I need a lawyer?

    We recommend seeking independent legal advice before signing any contract.

  • Are there exit fees?

    Yes, these are outlined clearly in your agreement before moving in.

  • Is stamp duty payable?

    No — retirement village contracts do not usually attract stamp duty.

  • What’s included in the ongoing fees?

    Village maintenance, community events, upkeep of shared spaces, admin and emergency support.

  • Are there hidden charges?

    No. Everything is fully disclosed and explained before you move in.

  • Do I pay council rates?

    No — council rates are included in your monthly service fee.

Health, Support and Independence

  • Is this aged care?

    No — this is independent retirement living. You live in your own home, with optional support.

  • Can I bring in my own home care services?

    Yes. Or utilise the onsite Cumberland View Home Care.

  • What if I need more help later on?

    If needed and you are eligble we have Cumberland View Aged Care onsite.

  • Are there emergency call buttons?

    Yes. All units have 24/7 emergency response systems installed.

  • Do I have to cook for myself?

    Yes. You have your own full kitchen, but we also host events where food is provided.

  • Are medical services nearby?

    Yes. A registered nurse is onsite Monday to Friday, 9:00am–4:30pm. There is a 24/7 emergency nurse-call system. GPs, pharmacies, physios and specialists visit the village regularly.

  • Can I still drive?

    Yes. We provide resident parking and many people drive well into their 80s here.

  • What if I stop driving?

    We have a community bus.

  • Is it wheelchair accessible?

    Yes most units and community areas are mobility friendly.

  • Can I live here as a couple?

    Absolutely.

Community, Events and Village Life

  • What events happen at the village?

    We host monthly coffee mornings, line dancing, Zumba, book club, gardening groups and more.

  • Can I try an event before moving in?

    Yes — just book a visit or attend one of our open days.

  • Are there quiet spots too?

    Of course. Many residents enjoy the peaceful garden areas or reading on their own patio.

  • Do you run walking groups?

    Yes — we regularly walk in the village or visit nearby parks like Jells Park.

  • Is there a community centre?

    Yes — it’s the heart of our village life and where many activities are held.

  • Can I have my grandkids visit?

    Absolutely! Many residents enjoy visits from grandchildren.

  • Are there religious services or groups?

    Yes.

  • Do I have to be social?

    No pressure. Some people love to join in, others prefer a quiet life. The choice is yours.
